Datin Anita Balakrishnan

Datin Anita Balakrishnan is a Partner at Shearn Delamore & Co., specializing in Real Estate Law. She has extensive experience in acquisitions and disposals of real property, leases and tenancies, as well as banking facilities under both conventional and Islamic financing principles for property transactions.

Anita has advised on a wide range of high‑value real estate matters. She acted for the University of Reading (UK) on the memorandum of lease for its campus in Iskandar Malaysia, and for Fraser & Neave Holdings Berhad on the development of Fraser Business Park’s second phase, comprising a hotel, tuition centre, serviced apartments, and retail mall. She handled the sale of a condominium block for RM100 million, vacant land in Kuala Lumpur for approximately RM275 million, and acted for the sublessor of a land in KLIA Aeropolis for a regional e‑commerce and logistics hub (part of the Digital Free Trade Zone initiative) involving a joint venture with Alibaba Group. She also advised Dutch Lady Milk Industries on land acquisition for manufacturing expansion, and has acted for Japanese clients purchasing industrial land and numerous commercial building landlords on tenancy arrangements.

Anita holds an LL.B (Hons) from the University of London and a Certificate in Legal Practice. She was admitted as an Advocate & Solicitor of the High Court of Malaya in 1997 and is a member of the Malaysian Bar and the International Bar Association.

She has been recognised by The Legal 500 Asia-Pacific (2023–2024) as a key lawyer in Real Estate and Construction, and by IFLR1000 as a Leading Lawyer in both Real Estate and M&A (2010–2013).
